15 Steps to Declutter Your Home Before Selling

Decluttering before selling can make your home feel larger, brighter and more inviting, while helping buyers focus on the features and space your home has to offer. The key is to have a plan and tackle the process one step at a time — rather than trying to do everything at once. Use these 15 must-do steps to simplify your home, uncover hidden value and get it ready for its best first impression.

 
1. 👀 Start With a Walk-Through

Walk through your home as if you’re seeing it for the first time. Identify rooms, closets, counters and storage areas that feel crowded, then make a short list of where to begin.

2. 🎯 Work One Area at a Time

Don’t overwhelm yourself by trying to declutter the entire house in one weekend. Choose one room, closet, cabinet or storage area and finish it before moving on.

3. 📦 Create Four Piles

Sort your belongings into four categories: Keep, Sell, Donate and Discard. Having a specific destination for each item makes the process easier and prevents everything from simply getting moved somewhere else.

4. ✨ Clear the Visible Clutter First

Start with countertops, tables, shelves and floors because these areas have the biggest visual impact. Removing unnecessary items can immediately make a room feel cleaner, larger and more inviting.

5. 🛋️ Edit Your Furniture

Too much furniture can make even a spacious room feel cramped. Consider storing, selling or donating pieces that are oversized, rarely used or unnecessary for the room.

6. 👚 Tackle the Closets

Remove clothing, shoes and accessories you haven’t worn in a long time. Donate gently used items or sell desirable pieces, and leave some open space so buyers can appreciate the storage available.

7. 🚗 Don’t Ignore the Basement & Garage

These areas can easily become the “I’ll deal with it later” zones. Sort through old boxes, unused equipment and forgotten belongings so buyers can see the actual size and potential of these spaces.

8. 💰 Look for Valuable Items

Before donating everything, see if some items could put extra money in your pocket. Consider posting furniture, electronics, tools, toys and other desirable items on Facebook Marketplace, Kijiji or other local resale sites. For antiques, jewelry or collectibles, consider getting an expert opinion before selling.

9. 🍽️ Check the Kitchen

Pull everything out of overcrowded cupboards and drawers and get rid of duplicate utensils, outdated appliances and gadgets you never use. Keep everyday essentials accessible and neatly organized so the kitchen feels spacious and functional.

10. 🧸 Declutter Children’s Spaces

Kids quickly accumulate toys, books, games and clothing they’ve outgrown. Sort through everything together, keeping favourites and regularly used items while donating or selling what is no longer needed.

11. 🖼️ Reduce Personal Items

Family photos, collections and personal memorabilia can make a home feel lived-in, but too much can distract buyers. Consider temporarily storing excess personal items so buyers can more easily picture themselves living there.

12. 🌿 Create More Breathing Room

Once you’ve removed the obvious clutter, walk through the house again. Look for extra baskets, small tables, decorative pieces or furniture that could be removed to create more open space and better flow.

Decluttering isn’t just about getting rid of things. Use labelled bins, baskets, shelving and drawer organizers to make the items you’re keeping look neat and intentional — particularly inside closets, pantries and storage areas.
